Step by step usage
Prepare the file according to your business
Enter the monthly estimated budget and actual amounts for security, cleaning, energy, maintenance, personnel and other expense items. Also note the number of apartments or independent sections and the distribution assumption used in the budget.
Run formulas and checks
Annual budget is the sum of monthly estimates, and actual expense is the sum of monthly actuals. The variance is calculated as actual minus budget; A positive value indicates overshoot. The per-flat indicator is an equal division of the total budget by the number of units entered and does not represent different distribution rules such as land share.
Turn results into action
Review the indicators on the summary page. Document the reason for items over budget. Separate one-time investment and regular expense. Evaluate the dues scenario together with the collection gap and reserve funds.

Calculation and control logic
Annual budget is the sum of monthly estimates, and actual expense is the sum of monthly actuals. The variance is calculated as actual minus budget; A positive value indicates overshoot. The per-flat indicator is an equal division of the total budget by the number of units entered and does not represent different distribution rules such as land share.
Worked example: Annual site budget meeting
Annual budget: 1,224,000 TL. Realized: 844,000 TL. Remaining period difference: 380,000 TL. Result: Energy and maintenance items are examined separately; The year-end forecast is updated and the distribution method and legal process are verified before the dues decision is made.
Decisions that can be taken as a result of this
Document the reason for items over budget. Separate one-time investment and regular expense. Evaluate the dues scenario together with the collection gap and reserve fund
Common usage mistakes
Copying the annual total with only last year's figure. Confusing the actual invoice with the cash payment date. Equal division per flat to accept legal distribution for each site
Limits and proper use
The template is a forecast budget and management discussion support; It is not an official business project, decision book, accounting record or legal dues distribution. The management plan and authorized expert opinion should be taken as basis.

Frequently asked questions
Can the dues amount be determined directly from this file?
The file produces only the budget and equal division indicator. The distribution method, independent department shares, reserve fund, collection gap and decision process in the management plan should be evaluated separately.
How should major maintenance expense be factored into the monthly budget?
Create a separate item as a one-time investment or periodic maintenance, plan the months in which it will occur and separate it from regular operating expenses. Keep the proposal and decision reference in the description.
